All of our buildings will be designed to the International Building Code (which is not the same as the National Building Code (NBC) of Canada). DEAR POLE BARN GURU: I recently had a new pole barn house put up. It is leaking around my windows. The metal that butts up to the windows is uneven and not tight up against the wall and letting water run in down the inside of the metal, thus leaking and getting into the inside finished drywall portion. My builder has yet to address it and highly doubtful because he turned out to be a crook. How do I fix it and can you recommend someone? PATTY IN AUBURN
DEAR PATTY: Sadly Indiana does not have a contractor registration program, which would at least afford some small degree of protection to unsuspecting building owners. With this said here is the solution –
Remove the steel from around the windows. Anywhere the steel is not cut to fit tight on a side of a window, the steel should be replaced.
If a high quality building wrap (like Tyvek) was not used between the framing and the wall steel – ALL of the wall steel should be removed, building wrap properly installed with all seams taped, and the steel put back on. https://www.hansenpolebuildings.com/2016/01/determining-the-most-effective-building-weather-resistant-barrier-part-1/
If the windows used do not have integrated J channel – consider replacing them with windows which do.
Install self-adhesive flashing tape (3M All Weather Flashing Tape 8067 or similar) around windows.
This is all work which the average building owner could do, on their own, quite successfully. We do not recommend any particular contractor, however a well worded ad placed on Craigslist under “gigs” should get responses which you can then properly vet.
